Phase 1

Discovery & Initial Consultation

Everything begins with a conversation. Our first meeting is a complimentary, no-pressure discussion where we listen, really listen, to your vision, your needs, your lifestyle, and your budget. We tour your property, ask a lot of questions, and begin to understand what this project means to you.

Phase 2

Pre-Design & Feasibility

Before committing to full design, we conduct a thorough feasibility assessment: site analysis, zoning review, preliminary budget range, and project scope definition. This phase ensures that what you want to build is actually achievable on your lot, within your budget, and within local code requirements.

Phase 3

Design Development

With feasibility confirmed and your design preferences understood, our in-house designers get to work. We begin with schematic floor plans and work through several rounds of collaborative revision until the design feels exactly right. You'll see your home in 2D plans and 3D renderings before a single nail is driven.

Phase 4

Construction Documents & Permitting

Once the design is finalized, our team produces detailed construction documents and submits for all necessary permits. This phase includes structural engineering, MEP (mechanical, electrical, plumbing) coordination, and a refined, fixed-price proposal for construction.

Construction & Build

This is where vision becomes reality. Your dedicated Project Manager will be the consistent voice keeping you informed and in close communication throughout the build, providing regular updates, facilitating site visits, and ensuring quality standards are maintained at every stage. We work only with pre-qualified subcontractors who share our commitment to craftsmanship.

Phase 6

Completion, Walkthrough & Delivery

As construction nears completion, we conduct a thorough pre-delivery inspection and create a comprehensive punch list. We won't hand over your keys until every item is addressed. Then we walk you through your finished home, explaining every system, showing you how everything works, and making sure you feel completely at home.

Post-Move-In Support

How long does a custom home build take in the Triangle? +
From initial design through move-in, a custom new home in the Cary/Triangle area typically takes 12–18 months. Simpler projects may come in shorter; larger or more complex homes may take longer. We'll provide a detailed schedule based on your specific project during the proposal phase.
What does a design-build project cost? +
In the Greater Triangle market, custom new home construction typically ranges from $190–$400+ per square foot depending on quality tier, finishes, and site conditions. Renovations and additions vary more widely. Use our Project Estimator for a ballpark, and we'll provide a detailed proposal after your consultation.
Do I need to own land before starting? +
Not necessarily. We work with many clients who are still in the lot-finding stage. We can advise on lot suitability, evaluating soil, drainage, topography, and local zoning, before you commit to a purchase. We also maintain relationships with local real estate professionals who specialize in lot acquisition.
How do change orders work? +
Change orders are formal written amendments to the construction contract. Before any change is made, we provide you with a written description of the change, the cost impact, and the schedule impact. You approve before we proceed. We work hard to front-load decisions in the design phase to minimize mid-build changes.
Can I live in my home during a renovation? +
It depends on the scope. For whole-home renovations, temporary relocation is usually the most comfortable option. For phased renovations or additions, we work to contain the construction zone and minimize disruption so you can remain in your home throughout much of the build. We'll discuss the best approach during planning.
What warranties do you provide? +
We provide a comprehensive 1-year builder's warranty covering workmanship and materials, plus pass-through warranties on all manufacturer-warranted products (appliances, HVAC systems, windows, etc.). We also conduct 30-day and 11-month follow-up inspections to address any emerging items before the warranty expires.
